REAC Inspection Preparation
As part of our multi-housing services, BMM offers assistance to property owners and managers who are required to have a REAC inspection. BMM knows the standards and requirements of these inspections, so they can provide input on issues or concerns that may need to be fixed in order to pass the inspection. REAC inspections of multi-housing properties can be done at any time with only a 14-day notice. So, it’s important to stay on top of your property so you aren’t rushing around at the last minute to prepare.
BMM can help you avoid point deductions and deficiency citations when preparing for REAC health and safety inspections. A low or failing REAC score can mean additional inspections and the potential for reduced HUD funding, so it’s best to stay on top of things and avoid inspection problems later.
Common Issues Found During REAC Inspections
Here are some examples of things HUD inspectors will check to make sure they are in good, working condition:
Doors – lock or latch properly; surface, frame and trim are undamaged
Working refrigerator and kitchen stove
Bathroom – sink and shower/tub that is working; pipes and faucets not leaking
Windows – in good condition, open and close, lockable, have screens, no cracks or breaks
Walls – not damaged and no peeling paint
Plate covers for outlets and switches – not cracked or broken
Clothes dryers – properly vented to the outside
Emergency or fire exit – not blocked by furniture or other items not easily moved
